What is FSBO?

FSBO, or "For Sale by Owner", is a commonly referred to term for owners who sell without the assistance of a broker. There are many advantages to both buying and selling via FSBO.

What is my timeshare worth?

In reality, a timeshare week is only worth as much as a buyer is willing to pay. Trying to come up with an actual value is simply an estimation. There are however two popular methods of arriving at a value. 

The first method of estimation is an appraisal. An appraisal is an estimate of the value of a timeshare at a given point in time by a certified appraiser. Resort size, topography, view and landscaping are also taken into account. Most appraisals cost about $300. 

The second method is a comparative market analysis. This method is an informal estimate of a timeshare's market value, based on sales of comparable timeshares in a resort. You can do your own cost comparison by looking up recent sales of comparable properties in public records. These records are available at local recorder or assessor offices. 

How do I price my timeshare?

When pricing your timeshare week for sale consider the following to establish a fair market price. 

Why are you selling your timeshare week? What is your motivation for selling your timeshare week? Hopefully no one has told you that your timeshare is an investment and you could sell your timeshare for a profit. Remember the Original cost of your week included a 40-50 percent marketing cost. If the buyer's contingency is not met, the buyers are usually released from the contract without penalty and the seller's property goes back on the market.

Once your ad is posted for 11 months we'll send you an email reminder requesting that you renew your ad. If you do not renew your ad, at the end of 12 months we will mark your ad as rented and at the end of 13 months your ad will be removed from our system.
